Marketplace Rules

Effective Date: March 8, 2026

These Marketplace Rules ("Rules") govern how users may participate in the Invisihome marketplace (the "Marketplace"). These Rules supplement the Invisihome Terms of Service and apply to all users accessing or interacting with real estate opportunities on the Platform.

By using the Marketplace, you agree to follow these Rules.

Failure to comply may result in removal of listings, suspension of account access, or permanent removal from the Platform.

1. Marketplace Purpose

The Invisihome Marketplace is designed to connect property owners, investors, buyers, and real estate professionals to discover and evaluate real estate opportunities.

The Marketplace is intended to facilitate:

  • Discovery of off-market properties
  • Property analysis and investment evaluation
  • Communication between interested parties
  • Potential real estate transactions

Invisihome does not guarantee that any transaction will occur.

2. Accuracy of Listings

Users submitting property information must ensure that information provided is accurate and truthful.

Listings must not include:

  • False property ownership claims
  • Misleading property conditions
  • Fabricated pricing or deal terms
  • Duplicate listings intended to manipulate marketplace activity

Users may only submit property opportunities that they have a legitimate connection to, including:

  • Property ownership
  • Contractual rights
  • Authorized representation of a seller

Invisihome reserves the right to remove listings that appear misleading or unverifiable.

3. Good Faith Participation

All users must interact with the Marketplace in good faith.

Users may not:

  • Submit fake offers
  • Submit offers without the financial ability to perform
  • Intentionally disrupt negotiations
  • Use the Marketplace to gather information without legitimate interest in a transaction

Repeated bad-faith activity may result in account suspension.

4. Communication Standards

Users must communicate respectfully and professionally with other Marketplace participants.

The following behavior is prohibited:

  • Harassment or abusive communication
  • Threats or intimidation
  • Misrepresentation of identity or authority
  • Solicitation unrelated to the Marketplace

Invisihome may monitor platform communications to enforce Marketplace standards.

5. Proof of Funds and Financial Capability

Invisihome may require users to provide proof of funds or other verification before participating in certain transactions or submitting offers.

Users submitting offers represent that they have the financial capacity or financing arrangements necessary to complete the transaction.

Failure to perform after submitting an offer may result in removal from the Marketplace.

6. Platform Introductions and Non-Circumvention

Users acknowledge that opportunities, contacts, and relationships discovered through the Platform are introduced through the Invisihome Marketplace.

Users may not attempt to bypass the Platform by:

  • Contacting parties outside the Platform to avoid Platform fees
  • Completing transactions privately after discovering opportunities through the Platform
  • Using information obtained from the Marketplace for off-platform transactions

These restrictions apply for 24 months following the initial introduction through the Platform.

Violations may result in financial penalties and removal from the Marketplace.

7. Due Diligence Responsibility

All users are responsible for conducting their own independent due diligence.

Invisihome does not verify:

  • Property condition
  • Property ownership
  • Financial projections
  • Zoning or legal status
  • Investment viability

Users should consult appropriate professionals including:

  • Real estate agents or brokers
  • Attorneys
  • Inspectors
  • Financial advisors

8. Compliance With Laws

Users must comply with all applicable laws and regulations, including real estate, securities, and consumer protection laws.

Users are responsible for determining whether their activities require licensing under applicable real estate laws.

Invisihome does not provide brokerage services unless explicitly stated in a separate written agreement.

9. Data Use Restrictions

Marketplace data may only be used for legitimate real estate evaluation and transaction purposes.

Users may not:

  • Scrape or copy marketplace listings
  • Export data for resale
  • Use automated systems to collect platform data
  • Republish marketplace data without permission

Violation may result in account termination.

10. Marketplace Integrity

Invisihome reserves the right to maintain the integrity of the Marketplace.

We may:

  • Remove listings that violate these Rules
  • Restrict certain users from participating in transactions
  • Require verification of listings or offers
  • Suspend or terminate accounts that disrupt marketplace activity

These decisions are made at the sole discretion of Invisihome.

11. Enforcement

Violations of Marketplace Rules may result in:

  • Listing removal
  • Account suspension
  • Permanent removal from the Platform
  • Financial penalties for circumvention

In serious cases, Invisihome may pursue legal remedies available under the Terms of Service.

12. Updates to Marketplace Rules

Invisihome may update these Rules periodically to reflect marketplace changes or regulatory requirements.

Continued use of the Platform after updates constitutes acceptance of the revised Rules.
